										<content:encoded><![CDATA[<p>Dès le 15 décembre prochain, il sera plus accessible pour la population canadienne d’acquérir une propriété grâce à deux nouvelles réformes mises en œuvre par le gouvernement fédéral. Ces mesures permettront d’augmenter le plafond des prêts hypothécaires et d’augmenter le délai de remboursement des prêts hypothécaires. </p>
<p>Dans cet article, <a href="https://yanicksarrazin.com/en/montreal-real-estate-broker/#courtiers-immobiliers" target="_blank" rel="noopener">nos courtiers immobiliers à Montréal</a> vous expliquent les principaux changements qui aideront les canadiens à acquérir un bien immobilier. </p>
<h2>Plan pour le logement et réformes hypothécaires</h2>
<p>Depuis quelques années, le rêve d’acquérir une propriété au Canada et devenir propriétaire est de plus en plus laborieux pour plusieurs Canadiens, plus particulièrement chez les jeunes adultes. Pour remédier à cette situation, <a href="https://www.canada.ca/fr/ministere-finances/nouvelles/2024/09/les-reformes-hypothecaires-les-plus-audacieuses-des-dernieres-decennies.html#">le gouvernement fédéral annonce la construction de 4 millions de nouveaux logements</a>, ainsi que l&#8217;instauration de deux réformes hypothécaires à compter du 15 décembre 2024, qui ne sont que quelques-unes des initiatives mises en place. La ministre fédérale des Finances, Chrystina Freeland, a annoncé que ces nouvelles mesures ont pour objectif de créer une certaine équité entre les générations. Les nouvelles réformes hypothécaires consistent à :</p>
<p>1. Augmenter le prix plafond de 1 million à 1,5 million de dollars pour les prêts hypothécaires assurés.<br />2. Prolonger l’admissibilité à l’amortissement hypothécaire sur 30 ans pour toutes personnes qui achètent une première propriété ou bien une propriété nouvellement construite.</p>
<p><em>« Nous augmentons le plafond des prêts hypothécaires assurés pour tenir compte des prix des propriétés dans les villes plus chères. Aussi, les personnes qui achètent une propriété ont plus de temps pour rembourser leur prêt hypothécaire. […] Ce sont des mesures visant à créer l’équité entre les générations. »</em> &#8211; Chrystina Freeland, Ministre fédérale des Finances</p>
<h2>Augmentation du prix plafond de 1 million à 1,5 million de dollars pour les prêts hypothécaires assurés</h2>
<p>Une assurance pour les <a href="https://yanicksarrazin.com/en/immobilier/buyer-information/mortgages-understanding-them-better-for-a-real-estate-purchase-2/">prêts hypothécaires</a> est obligatoire lorsqu’on veut s’acheter une propriété, lorsque nous avons une <a href="https://yanicksarrazin.com/en/immobilier/real-estate-news/how-much-do-you-need-for-a-down-payment/">mise de fonds</a> inférieure à 20% &#8211; la garantie couvre les mises de fonds entre 5% à 20%. Cette garantie permet aux Canadiens d’obtenir un prêt hypothécaire allant jusqu’à 95% du prix de la propriété, en conservant un taux d’intérêt raisonnable, même si la mise de fonds est inférieure. Cette mesure permettra la stabilité du marché hypothécaire et offre également une protection au prêteur dans l’éventualité que l’acheteur ne soit pas en mesure de faire ses paiements hypothécaires. </p>
<p>À l’heure actuelle, l’assurance prêt hypothécaire s’applique uniquement aux biens immobiliers de 1 million de dollars et moins. Néanmoins, à partir du 14 décembre 2024, l’assurance hypothécaire sera admissible pour les biens allant jusqu’à 1,5 millions de dollars. Le montant attribué aux biens hypothécaires allant de 1 million de dollars et moins n’avait pas été modifié par le gouvernement du Canada depuis 2012. En augmentant cette limite, le gouvernement fédéral ajuste le plan pour le logement aux réalités financières actuelles et aux prix du marché. Cette réforme permettra à un plus grand nombre de personnes d’être admissibles à l’assurance prêt hypothécaire.  </p>
<h2>Prolongement de l&#8217;admissibilité à l&#8217;amortissement sur 30 ans à tous les premiers acheteurs</h2>
<p>À partir du 15 décembre prochain, toutes les personnes qui achètent leur première propriété ou une propriété nouvellement bâtie pourront <a href="https://ici.radio-canada.ca/info/breve/10608/changements-prets-hypothecaires-premiers-acheteurs">amortir leur hypothèque sur 30 ans.</a> Pour qu&#8217;une propriété soit qualifiée de nouvelle construction, celle-ci ne doit pas avoir été utilisée comme résidence auparavant. Afin d’être accessible à cette nouvelle réglementation, vous devez satisfaire <b>un</b> des critères suivants : </p>
<p>1.Vous n’avez jamais acheté une propriété antérieurement ;<br />2.Au cours des quatre dernières années, vous n’avez pas occupé un logement dont vous ou votre conjoint.e était propriétaire ;<br />3.Vous avez depuis peu vécu la fin d’un mariage ou d’une union civile. Dans cette mesure, les règlements adoptent l’approche de l’Agence du revenu du Canada pour ce qui est du régime d’accession à la propriété. Ce programme consiste à pouvoir retirer de vos régimes enregistrés d’épargne-retraite (REER) pour acheter ou bâtir une propriété.</p>
<p>Ces deux réformes ont deux principaux objectifs : (1) permettre aux acheteurs de réduire leurs paiements hypothécaires mensuellement, ce qui favorise l’accessibilité à devenir propriétaire, (2) inciter la construction de nouveaux immeubles. Pour être considéré comme une nouvelle propriété, le bien immobilier ne doit pas avoir été occupé à des fins résidentielles. </p>
