Ces mesures permettront d\u2019augmenter le plafond des pr\u00eats hypoth\u00e9caires et d\u2019augmenter le d\u00e9lai de remboursement des pr\u00eats hypoth\u00e9caires.\u00a0<\/p>\n<p>Dans cet article,\u00a0<a href=\"https:\/\/yanicksarrazin.com\/en\/montreal-real-estate-broker\/#courtiers-immobiliers\" target=\"_blank\" rel=\"noopener\">nos courtiers immobiliers \u00e0 Montr\u00e9al<\/a>\u00a0vous expliquent les principaux changements qui aideront les canadiens \u00e0 acqu\u00e9rir un bien immobilier. <\/p>\n<h2>Plan pour le logement et r\u00e9formes hypoth\u00e9caires<\/h2>\n<p>Depuis quelques ann\u00e9es, le r\u00eave d\u2019acqu\u00e9rir une propri\u00e9t\u00e9 au Canada et devenir propri\u00e9taire est de plus en plus laborieux pour plusieurs Canadiens, plus particuli\u00e8rement chez les jeunes adultes. Pour rem\u00e9dier \u00e0 cette situation, <a href=\"https:\/\/www.canada.ca\/fr\/ministere-finances\/nouvelles\/2024\/09\/les-reformes-hypothecaires-les-plus-audacieuses-des-dernieres-decennies.html#\">le gouvernement f\u00e9d\u00e9ral annonce la construction de 4 millions de nouveaux logements<\/a>, ainsi que l&#8217;instauration de deux r\u00e9formes hypoth\u00e9caires \u00e0 compter du 15 d\u00e9cembre 2024, qui ne sont que quelques-unes des initiatives mises en place. La ministre f\u00e9d\u00e9rale des Finances, Chrystina Freeland, a annonc\u00e9 que ces nouvelles mesures ont pour objectif de cr\u00e9er une certaine \u00e9quit\u00e9 entre les g\u00e9n\u00e9rations. Les nouvelles r\u00e9formes hypoth\u00e9caires consistent \u00e0 :<\/p>\n<p>1. Augmenter le prix plafond de 1 million \u00e0 1,5 million de dollars pour les pr\u00eats hypoth\u00e9caires assur\u00e9s.<br \/>2. Prolonger l\u2019admissibilit\u00e9 \u00e0 l\u2019amortissement hypoth\u00e9caire sur 30 ans pour toutes personnes qui ach\u00e8tent une premi\u00e8re propri\u00e9t\u00e9 ou bien une propri\u00e9t\u00e9 nouvellement construite.<\/p>\n<p><em>\u00ab Nous augmentons le plafond des pr\u00eats hypoth\u00e9caires assur\u00e9s pour tenir compte des prix des propri\u00e9t\u00e9s dans les villes plus ch\u00e8res. Aussi, les personnes qui ach\u00e8tent une propri\u00e9t\u00e9 ont plus de temps pour rembourser leur pr\u00eat hypoth\u00e9caire. [\u2026] Ce sont des mesures visant \u00e0 cr\u00e9er l\u2019\u00e9quit\u00e9 entre les g\u00e9n\u00e9rations. \u00bb<\/em> &#8211; Chrystina Freeland, Ministre f\u00e9d\u00e9rale des Finances<\/p>\n<h2>Augmentation du prix plafond de 1 million \u00e0 1,5 million de dollars pour les pr\u00eats hypoth\u00e9caires assur\u00e9s<\/h2>\n<p>Une assurance pour les <a href=\"https:\/\/yanicksarrazin.com\/en\/immobilier\/buyer-information\/mortgages-understanding-them-better-for-a-real-estate-purchase-2\/\">pr\u00eats hypoth\u00e9caires<\/a> est obligatoire lorsqu\u2019on veut s\u2019acheter une propri\u00e9t\u00e9, lorsque nous avons une <a href=\"https:\/\/yanicksarrazin.com\/en\/immobilier\/real-estate-news\/how-much-do-you-need-for-a-down-payment\/\">mise de fonds<\/a> inf\u00e9rieure \u00e0 20% &#8211; la garantie couvre les mises de fonds entre 5% \u00e0 20%. Cette garantie permet aux Canadiens d\u2019obtenir un pr\u00eat hypoth\u00e9caire allant jusqu\u2019\u00e0 95% du prix de la propri\u00e9t\u00e9, en conservant un taux d\u2019int\u00e9r\u00eat raisonnable, m\u00eame si la mise de fonds est inf\u00e9rieure. Cette mesure permettra la stabilit\u00e9 du march\u00e9 hypoth\u00e9caire et offre \u00e9galement une protection au pr\u00eateur dans l\u2019\u00e9ventualit\u00e9 que l\u2019acheteur ne soit pas en mesure de faire ses paiements hypoth\u00e9caires.\u00a0<\/p>\n<p>\u00c0 l\u2019heure actuelle, l\u2019assurance pr\u00eat hypoth\u00e9caire s\u2019applique uniquement aux biens immobiliers de 1 million de dollars et moins. N\u00e9anmoins, \u00e0 partir du 14 d\u00e9cembre 2024, l\u2019assurance hypoth\u00e9caire sera admissible pour les biens allant jusqu\u2019\u00e0 1,5 millions de dollars. Le montant attribu\u00e9 aux biens hypoth\u00e9caires allant de 1 million de dollars et moins n\u2019avait pas \u00e9t\u00e9 modifi\u00e9 par le gouvernement du Canada depuis 2012. En augmentant cette limite, le gouvernement f\u00e9d\u00e9ral ajuste le plan pour le logement aux r\u00e9alit\u00e9s financi\u00e8res actuelles et aux prix du march\u00e9. Cette r\u00e9forme permettra \u00e0 un plus grand nombre de personnes d\u2019\u00eatre admissibles \u00e0 l\u2019assurance pr\u00eat hypoth\u00e9caire.\u00a0 <\/p>\n<h2>Prolongement de l&#8217;admissibilit\u00e9 \u00e0 l&#8217;amortissement sur 30 ans \u00e0 tous les premiers acheteurs<\/h2>\n<p>\u00c0 partir du 15 d\u00e9cembre prochain, toutes les personnes qui ach\u00e8tent leur premi\u00e8re propri\u00e9t\u00e9 ou une propri\u00e9t\u00e9 nouvellement b\u00e2tie pourront <a href=\"https:\/\/ici.radio-canada.ca\/info\/breve\/10608\/changements-prets-hypothecaires-premiers-acheteurs\">amortir leur hypoth\u00e8que sur 30 ans.<\/a> Pour qu&#8217;une propri\u00e9t\u00e9 soit qualifi\u00e9e de nouvelle construction, celle-ci ne doit pas avoir \u00e9t\u00e9 utilis\u00e9e comme r\u00e9sidence auparavant. Afin d\u2019\u00eatre accessible \u00e0 cette nouvelle r\u00e9glementation, vous devez satisfaire <b>un<\/b> des crit\u00e8res suivants :\u00a0<\/p>\n<p>1.Vous n\u2019avez jamais achet\u00e9 une propri\u00e9t\u00e9 ant\u00e9rieurement ;<br \/>2.Au cours des quatre derni\u00e8res ann\u00e9es, vous n\u2019avez pas occup\u00e9 un logement dont vous ou votre conjoint.e \u00e9tait propri\u00e9taire ;<br \/>3.Vous avez depuis peu v\u00e9cu la fin d\u2019un mariage ou d\u2019une union civile. Dans cette mesure, les r\u00e8glements adoptent l\u2019approche de l\u2019Agence du revenu du Canada pour ce qui est du r\u00e9gime d\u2019accession \u00e0 la propri\u00e9t\u00e9. Ce programme consiste \u00e0 pouvoir retirer de vos r\u00e9gimes enregistr\u00e9s d\u2019\u00e9pargne-retraite (REER) pour acheter ou b\u00e2tir une propri\u00e9t\u00e9.<\/p>\n<p>Ces deux r\u00e9formes ont deux principaux objectifs : (1) permettre aux acheteurs de r\u00e9duire leurs paiements hypoth\u00e9caires mensuellement, ce qui favorise l\u2019accessibilit\u00e9 \u00e0 devenir propri\u00e9taire, (2) inciter la construction de nouveaux immeubles.
